Workmanship & construction quality reviews

An independent assessment of whether building work, in progress or completed, matches the specification, the drawings and accepted standards of construction.

When it helps

  • During a project

Periodic inspection on behalf of a client or designer, recording progress, quality and items requiring attention.

  • At completion

Pre-handover inspection and snagging before practical completion or sale.

  • In a disagreement

An independent factual view where a client and contractor disagree about the quality or completeness of work.

  • Before payment

Inspection to inform valuation or payment decisions on smaller projects without a contract administrator.

Reference points

Work is assessed against the contract documents provided, manufacturers' installation requirements, relevant British Standards and recognised industry guidance. Where no specification exists, the report explains the standard applied.

Scope & limitations

What the inspection does and does not cover

  • A review is not a certificate of compliance and does not transfer design or construction responsibility from the designer or contractor.
  • The inspection is visual and non-invasive unless intrusive investigation or testing is agreed in writing beforehand.
  • Only areas that are safely accessible on the day are inspected. Concealed, covered or inaccessible parts are not inspected, and the report says where access was limited.
  • Gas, electrical and drainage installations are not tested. Where a specialist test is advisable, the report says so.
  • Any costs given are indicative ranges for budgeting and prioritising. They are not quotations, and contractors' prices will vary.
  • Opinions are given within my professional competence as a construction professional, based on the evidence available at the time of inspection.

Full scope, exclusions and fee are set out in the terms of engagement agreed before every instruction.
