Landlord & managing-agent inspections

Independent inspections that help landlords and managing agents identify, prioritise and evidence the condition of their properties.

Services

  • Damp and mould assessments

Investigation of reported damp and mould, distinguishing building defects from condensation risk, with a prioritised action plan.

  • Periodic condition inspections

Regular inspections recording condition and maintenance needs, with dated photographs.

  • Pre-let and void inspections

Condition checks between tenancies to identify repairs before the property is relet.

  • Photographic & 360° records

Dated photographs and 360° imagery recording condition at the start or end of a tenancy, between tenancies or before works. About 360° walkthroughs.

Why it matters

Landlords have legal obligations to keep rented homes in repair and free from serious hazards, including damp and mould. An independent, dated record of the condition and of the action taken provides clear evidence of how a reported problem was dealt with.

Scope & limitations

What the inspection does and does not cover

  • 360° and photographic records document visible condition at the time of capture. Occupiers are informed before any imagery is taken.
  • The inspection is visual and non-invasive unless intrusive investigation or testing is agreed in writing beforehand.
  • Only areas that are safely accessible on the day are inspected. Concealed, covered or inaccessible parts are not inspected, and the report says where access was limited.
  • Gas, electrical and drainage installations are not tested. Where a specialist test is advisable, the report says so.
  • Any costs given are indicative ranges for budgeting and prioritising. They are not quotations, and contractors' prices will vary.
  • Opinions are given within my professional competence as a construction professional, based on the evidence available at the time of inspection.

Full scope, exclusions and fee are set out in the terms of engagement agreed before every instruction.
