3D & 360° digital property walkthroughs

Interactive 360° walkthroughs and visual documentation to support building inspections, property surveys and technical investigations.

The service

I capture interactive 360° imagery of a property, so that you and anyone you authorise can move through the accessible areas and see their condition as it was on the day.

The walkthrough is visual documentation of the visible condition of accessible areas at the time of capture. It is not a measured survey, and it does not replace a physical inspection, a written survey report or specialist testing.

Ways to commission

  • As a standalone record

360° documentation of a property on its own, for example before building work, at the start or end of a tenancy, or for remote review. It comes with a short capture note recording the date, the areas captured and any areas not accessible. It includes no technical inspection, assessment or professional opinion.

  • With a survey or inspection

Added to a home survey, defect investigation, condition assessment or other inspection, as a visual record that sits alongside the written report. The professional findings are in the report, not the walkthrough.

Benefits

  • A dated visual record

An objective record of visible condition on a known date, useful if questions arise later about what was there.

  • Context for the report

The walkthrough can be viewed alongside the written report, showing where findings are and how they relate to the rest of the property.

  • Remote review

People who cannot attend, such as family members, solicitors, designers or managing agents, can view the property without a site visit.

  • Fewer return visits

Details can often be checked from the record instead of arranging another visit for orientation.

Homeowners & buyers

  • Visual documentation accompanying Level 2 and Level 3 home surveys
  • A record of the property before you complete a purchase
  • Supporting records for damp, moisture and mould investigations
  • A record of condition before building work or neighbouring works begin

Professional clients

  • Visual records supporting building defect investigations
  • Construction progress and workmanship documentation
  • Property condition records for landlords and managing agents
  • Remote visual review for solicitors, designers and other advisers

How it works

  1. Scope and consent

The areas to be captured, how the walkthrough will be shared and how long it will be kept are agreed in writing, with the permission of the owner or person in control of the property. Occupiers are informed beforehand.

  2. Capture

360° images are taken at agreed positions during the site visit, using an Insta360 X4 360° camera.

  3. Review

Images are checked. People, personal documents and security equipment are excluded or obscured where practicable.

  4. Delivery

The walkthrough is provided through a private link, or as image files, with a capture note, or alongside the written report where it accompanies an inspection.

A demonstration walkthrough, captured with the owner's consent, will be added here.

Demonstration only. Not a client property. Captured with an Insta360 X4.

Scope & limitations

What a walkthrough does and does not provide

  • A 360° walkthrough is visual documentation of the visible condition of accessible areas at the time of capture. It is not a measured survey and does not include floor plans or dimensions.
  • It is not a substitute for a technical inspection, survey report or specialist testing. A standalone walkthrough contains no assessment or professional opinion on condition.
  • Lighting, reflections and image stitching can obscure detail. Anything relevant to the instruction is recorded in the written report.
  • Only areas that are safely accessible and agreed in the scope are captured.

Full scope, exclusions and fee are set out in the terms of engagement agreed before every instruction.
