Construction stage inspections
Having an extension, loft conversion or renovation built? An independent inspection at agreed stages gives you an informed basis for releasing payments.
Stage inspections
Building Control checks compliance with the Building Regulations. It does not check workmanship, finishes, or whether the work matches what you agreed with your builder. Inspections are typically agreed at:
- foundations and drainage, before they are covered
- damp-proof course and floor slab
- structure and roof, before it is closed in
- first fix, insulation and before plastering
- completion
At each stage I check the details that control moisture before they are covered up: damp-proof course and membrane laps at slab stage, cavity trays, weep holes and insulation continuity in the walls, and vapour control layers and ventilation before plastering. Defects here are cheap to correct during construction and expensive afterwards.
After each visit you receive a short report recording what was inspected, what appears complete and satisfactory at that stage, and any items to raise with your builder.
Scope & limitations
What the inspection does and does not cover
- Stage reports record what was visible at the time of the visit. They do not certify the work or replace Building Control approval.
- Payment decisions remain yours under your contract with the builder.
- The inspection is visual and non-invasive unless intrusive investigation or testing is agreed in writing beforehand.
- Only areas that are safely accessible on the day are inspected. Concealed, covered or inaccessible parts are not inspected, and the report says where access was limited.
- Gas, electrical and drainage installations are not tested. Where a specialist test is advisable, the report says so.
- Any costs given are indicative ranges for budgeting and prioritising. They are not quotations, and contractors' prices will vary.
- Opinions are given within my professional competence as a construction professional, based on the evidence available at the time of inspection.
Full scope, exclusions and fee are set out in the terms of engagement agreed before every instruction.
Starting building work soon?
Agree the inspection stages with your builder before work starts. It is simpler than adding them halfway through.
