Solicitors
Factual defect and condition reports to inform advice to clients in property and construction matters. Expert witness reports under CPR Part 35 are a separate service, agreed at the outset.
Architects & designers
Independent inspections of work in progress or completed work against your drawings and specification, and investigation of defects on projects you are advising on.
Managing agents & landlords
Condition inspections, damp and mould assessments, and dated photographic records to support planned maintenance and evidence the condition of a property.
Small developers
Pre-handover quality inspections and independent snagging before units go to buyers or warranty inspection.
Instructions
Every instruction is confirmed in writing before the inspection. The terms set out the client, the purpose of the report, the scope and limitations of the inspection, the fee, the delivery date and who may rely on the report.
- Reports are addressed to the instructing client. Third-party reliance can be agreed in writing.
- Report format can be agreed to suit your process, including summary schedules for multiple properties.
- Where the issue falls outside my competence, such as structural design calculations, I will say so and recommend the appropriate specialist.
