Technical building condition assessments
A structured record of a building's condition, with defects prioritised so owners and managers can plan and budget for maintenance.
Types of assessment
Condition surveys
Element-by-element assessment of the building fabric with condition ratings, priorities and indicative cost ranges.
Schedules of condition
A dated, photographed record of condition before neighbouring works, a lease or a major project, so that later disputes can be settled on the evidence.
360° visual records
Interactive 360° imagery captured on the day of inspection, giving a dated visual record of accessible areas to accompany the written assessment. About 360° walkthroughs.
Maintenance priorities
A short-, medium- and long-term priority list for a building or a small portfolio.
Scope & limitations
What the inspection does and does not cover
- Schedules of condition record what is visible on the date of inspection. They do not comment on the cause of defects unless agreed.
- 360° visual records document visible condition at the time of capture. They are not a measured survey and do not replace the written assessment.
- The inspection is visual and non-invasive unless intrusive investigation or testing is agreed in writing beforehand.
- Only areas that are safely accessible on the day are inspected. Concealed, covered or inaccessible parts are not inspected, and the report says where access was limited.
- Gas, electrical and drainage installations are not tested. Where a specialist test is advisable, the report says so.
- Any costs given are indicative ranges for budgeting and prioritising. They are not quotations, and contractors' prices will vary.
- Opinions are given within my professional competence as a construction professional, based on the evidence available at the time of inspection.
Full scope, exclusions and fee are set out in the terms of engagement agreed before every instruction.
Planning maintenance or about to start works?
A condition record is most useful when it is made before anything changes.
